How we calculate
Every figure comes from the American Community Survey, and the sums are simple enough to check.
The data
- Table B25077: median home value, owner-occupied homes.
- Table B25064: median gross rent, including utilities the renter pays.
- Table B19013: median household income.
- Table B25003: homes occupied by owners and renters.
2025 and 2019 1-year estimates, pulled 2026-11-03.
The sums
- Value รท income: median home value divided by median household income.
- Change since 2019: the change in the median home value, not adjusted for inflation.
- Rent against price: median monthly rent times 12, divided by median home value.
- Own their home: owner-occupied homes as a share of all occupied homes.
What it leaves out
- Home values are what owners report, across all homes, so they aren't recent sale prices.
- State figures hide large differences between cities.
- Survey estimates have a margin of error, which is larger in small states.
